LCOR announces leasing for new building in Valley & Bloom.
LCOR’s Valley & Bloom has launched leasing for Building II, according to a recent announcement. Valley & Bloom is a mixed-use, transit oriented development comprised of two buildings with 258 rental units in total. Building II is being revealed to the bustling Montclair community following Building I, which was launched in July 2015 and is already 85 percent leased. The dynamic mix of residential, retail and office space that Valley & Bloom fosters will enhance the walkability of the thriving New Jersey area, known as a popular destination for the arts and creative types.
“Building I at Valley & Bloom has already brought new life to the vibrant Montclair community, drawing in a diverse range of residents from Manhattan to New Jersey, in addition to new office tenants The Regus Group and Sotheby’s,” said James Driscoll, senior vice president of LCOR. “Anticipation has been growing for Building II, where many of the shared amenities are located, including a café, children’s playroom, and a state-of-the-art fitness center and yoga studio. With Building I already 85 percent leased, Building II will further transform this section of Montclair into a walkable, bustling neighborhood.”
According to the release, Valley & Bloom’s Building II features 119 rental units, shared amenities for the entire development and 22,000 square feet of ground-floor retail space. The size of apartments ranges from 501 square feet to 1,189 square feet.
Valley & Bloom’s Building II features many of the project’s shared amenities, which are unique to Montclair. In Building II, all residents will have access to: a fully equipped fitness center, a children’s playroom, a “Click Café” featuring a coffee bar and high-speed Wi-Fi connectivity, a courtyard with views of the hills to the west, a resident’s lounge with Wi-Fi and use of the adjacent shared parking garage.
Valley & Bloom was co-developed by LCOR and The Pinnacle Companies. Located at 34 Valley Road, the transit oriented development project is managed by LCOR. In total, Valley & Bloom’s two, six-story buildings offer 258 rental units, 20,000 square feet of office space, 22,000 square feet of retail space and 571 parking spaces.
The project is part of phase one of the Montclair Gateway Redevelopment Plan. Phase two of the plan is currently underway and involves the development of The MC hotel, a branch of the Marriott International’s Autograph Collection. The hotel is being developed through a joint venture between The Pinnacle Companies and The Hampshire Companies, according to the release.
Valley & Bloom is located within one mile of two NJ Transit commuter rail stations, which offer direct service to Midtown Manhattan. The surrounding area, also known as the Six Corners, has the best restaurants, shopping and entertainment in the Montclair area. Valley & Bloom is two blocks from The Montclair Art Museum, which just celebrated its 100th anniversary. The community is also home to Montclair State University, a diverse liberal arts university with nearly 20,000 students.
